The modern architect-designed 565 m2 pool house is situated on the south side of Røsnæs with views across Ka­lund­borg Fjord to Asnæs, across the Great Belt to Funen and, to the west, towards Samsø.
The plot gives direct access to the fa­sci­nat­ing incline to the water at Røsnæs.

Kit­che­net­te off pas­sa­geway to rooms. Coffee maker, electric kettle and tableware.
Wellness zone com­pri­sing: Pool, 40 m3, depth ap­proxi­ma­te­ly 70 cm at one end and 3.5 m at the other end. Toys and exercise equipment. 5 foot massage baths. Sauna with capacity for 12. Shower, etc.

There are TVs in the lounge and kitchen.

2 bathrooms with shower and WC.

Two large south-facing covered balconies, ap­proxi­ma­te­ly 70 m2. Bar­becu­ing fa­ci­li­ties.

Small semi-covered bre­ak­fa­sting balcony beside kitchen.

Gardens and woodland:
12,000 m2 plot by the water’s edge, laid to lawn, with woodland. There is the op­portu­ni­ty for lovely walks, and various games. From the plot, there is a door out to the incline/water, with zig-zag access to the water. There is a pebble beach just outside the house. There is a sandy beach a couple of ki­lo­metres away.

The house is par­ti­cu­lar­ly suitable for:

Courses/meetings. Flipchart stands, pro­jectors and pho­to­co­pi­ers are available to borrow.Details are available on request.

Multi-ge­ne­ra­tion family get-togethers.

Weddings. The woods or the water make a superb backdrop for a wedding ceremony. Dining capacity for up to 36 guests. Sleeping ac­com­moda­tion for 20. Details are available on request.

Activity/event. The following acti­vi­ties can be organised in the house: wine tasting, mushrooms/fungi course with pre­pa­ra­tion of edible fungi and/or spiced snaps course. Details are available on request.

About the area:

The Røsnæs peninsula has fa­sci­nat­ing scenery with inclines, hills, clear light, many hours of sunshine and very little rain.

The generous amount of sunshine makes wine pro­duction possible, and the largest vineyard in the Nordic region is found here.
There is an old ligh­t­hou­se at the far tip, fitted out as a “museum”, with access to climb up and enjoy sweeping views. There is a little café and, further inland from the tip, an excellent re­stau­rant, “Ed­der­fug­len”. The fishing here is very good.
By the harbour, you might be lucky enough to meet fishermen returning with fresh fish, which you can buy ine­x­pen­si­ve­ly.
There are marked ramblers’ trails with various landmarks.
The nearby town of Ka­lund­borg has an unusual five-spired church in a well-preserved medieval area. Directly opposite, you will find the Ka­lund­borg museum, re­stau­rants and the “Bispegården” gallery. Ka­lund­borg offers excellent shopping and a number of re­stau­rants.
